Not long ago, there wasn’t much going on in Loudoun County. In recent years, however, it’s become a prime location for buyers who want to put down roots in the DC Metro area. Why? Let me count the ways:

According to Zillow, the median Loudoun County home is worth $486,083—as compared to neighboring Fairfax County ($533,998). That still shows a healthy year-over-year value increase, and means that if you’re looking to settle in Northern Virginia, you’ll be able to find a wide range of options in Loudoun.

As we head into the summer, inventory will continue to pick up in the local market—so you’ll also have a lot to choose from in your search for the perfect home.

  1. It’s growing—big time

No two ways about it—Loudoun County is at the beginning of a boom. New construction options abound, with some homes going for as little as $199,990. Whatever your stage in life, there’s also plenty to do at the new One Loudoun and Loudoun Station shopping centers. As metro construction nears completion, you’ll also have the benefit of public transportation for farther-away activities.

On a larger scale, Northern Virginia has made the short-list for Amazon’s second headquarters—which would mean an influx of people relocating to the area, since the company plans to staff up to 50,000 jobs at the facility (hello, property values). With 70% of the world’s internet traffic routing through Loudoun’s data centers, this area is a likely candidate as Amazon whittles its 20 finalists.

A lesser-known tidbit? Apple is also considering Northern Virginia for one of its new corporate locations—even more incentive to make a smart home investment while prices are reasonable.

  1. The schools are phenomenal

Niche ranked the Loudoun County school district second out of 133 in the state of Virginia for the 2017-2018 academic year. Criteria included academics, diversity, quality of college prep, teacher:student ratio, and health & safety. Loudoun has also been routinely recognized among the top national school systems. If you’re looking for great public education, this is the place to be.

  1. Choose how you want to live

Loudoun is a large county—521 square miles—stretching from Paris in the southwest to the West Virginia border in the north, Potomac Falls in the east and South Riding at the southern tip. Whether your preference is a quiet, rural property or a townhome in the suburbs, you can define your lifestyle here.

  1. There are great options for seniors

If you’re in the market for a quality retirement community, there are nearly 40 to choose from.
